03.03 — DESIGN DEVELOPMENT (DD)
Design Development refines the approved concept into coordinated, build-ready architecture. Plans, elevations, and sections are detailed; materials are defined; and structural and MEP systems are integrated. Cost alignment is reviewed to maintain financial control. This phase reduces construction-phase surprises by resolving technical decisions early, strengthening clarity for both client and builder.
04.04 — CONSTRUCTION DOCUMENTS (CD)
Construction Documents provide the technical clarity required for accurate pricing and execution. Detailed drawings, specifications, and coordinated information are prepared for permit submission and construction use. This stage minimizes ambiguity, reduces contractor assumptions, and safeguards design intent. Clear documentation protects project quality and helps prevent costly revisions during construction.
05.05 — PERMIT PROCESSING
Permit Processing manages the documentation and coordination required for regulatory approval. We prepare and organize submission drawings, coordinate with engineering consultants, and assist in addressing review comments as needed. This stage ensures compliance with local regulations while minimizing delays, allowing the project to move forward legally and efficiently toward construction.
06.06 — CONSTRUCTION ADMINISTRATION (CA)
Construction Administration protects design intent during the build phase. Through scheduled site visits, drawing clarifications, and review of shop drawings, we help ensure alignment between approved documents and actual construction. This service reduces misinterpretation, supports quality control, and assists in resolving issues promptly, helping maintain both timeline and project integrity.
