IAPC Apartment

The IAPC Apartment was envisioned as a contemporary mixed-use residential development that responds to the increasing demand for compact urban living in one of Metro Manila's most active commercial districts. Developed as a conceptual design study for a 201-square-meter property, the proposal integrates income-generating commercial spaces at the ground floor with efficiently planned residential units above, maximizing the site's development potential while maintaining a clear and organized circulation system.

The architectural concept emphasizes simplicity, functionality, and timeless appeal. A clean geometric composition is complemented by horizontal sun-shading elements, recessed balconies, and integrated planter boxes that soften the building's modern façade while improving environmental performance. A contrasting palette of light and dark finishes reinforces the building's vertical proportions, creating a distinctive yet understated identity suitable for an urban setting.

The ground level was planned to accommodate multiple commercial units facing the main road, together with parking spaces and a dedicated residential entrance served by an elevator and fire exit. Upper floors feature efficiently planned studio apartments designed to maximize natural lighting, cross ventilation, and spatial flexibility, providing comfortable living environments for professionals, students, and long-term tenants. A roof deck was also envisioned as a shared amenity space that could accommodate future recreational or service functions.

As a conceptual design study, the project explored how a relatively compact urban lot could support a financially viable mixed-use development through thoughtful planning, efficient space utilization, and a contemporary architectural expression. Although the project did not proceed beyond the conceptual stage, it reflects KDA Design + Architecture's commitment to creating practical, market-responsive designs that balance commercial viability, livability, and enduring architectural character.
