Nicville

Nicville is a proposed 3.0-hectare residential subdivision envisioned to provide an organized, efficient, and market-responsive community in Guimba, Nueva Ecija. Commissioned by FMN Developers Corporation, the project focused on establishing a practical masterplan that balanced land use efficiency, circulation, open spaces, and residential density while creating a clear framework for future development. The scope of work covered the subdivision masterplan and the conceptual design of a standard rowhouse model intended for the project's residential offerings.

The masterplan was carefully organized around an interconnected road network that maximized accessibility while maintaining a straightforward and highly buildable layout. Residential blocks were arranged to optimize saleable lots without compromising community spaces, road hierarchy, and pedestrian connectivity. Dedicated open spaces and common areas were strategically integrated to provide breathing spaces within the neighborhood, contributing to a balanced living environment and enhancing the overall identity of the development.

Complementing the site planning effort was the conceptual design for the subdivision's rowhouse prototype. The façade adopted a clean, contemporary interpretation of traditional residential architecture, emphasizing simplicity, cost efficiency, and repeatability for large-scale housing development. The design sought to deliver an attractive streetscape while remaining practical for construction and long-term maintenance.

Nicville holds a special place in the history of KDA Design + Architecture as the firm's first subdivision masterplan completed after obtaining architectural licensure. The project marked an important milestone in expanding the practice beyond individual building design into community planning, laying the foundation for future work in residential developments, neighborhood planning, and masterplanning.
