When planning to build a home, a commercial building, or any property development, one common question from clients is: What are the actual stages involved in architectural design? As a licensed architect in the Philippines, I believe it’s essential that both homeowners and developers understand the professional process behind creating well-thought-out, purposeful architecture.
Under the Standards of Professional Practice (SPP 202), which governs architectural practice in the Philippines, Regular Design Services are organized into a clear sequence of stages. These stages ensure that every design is carefully developed, technically sound, and ready for construction.
Below, I share these stages from the lens of my practice at KDA Design + Architecture:
Schematic Design Phase
This is where your ideas and requirements are translated into initial concepts. At this stage, we prepare sketches, conceptual site plans, and preliminary studies. It's a collaborative phase where we gather your input on space needs, design preferences, and budget expectations.
This phase is crucial whether you’re working on house design services in the Philippines or planning a larger-scale commercial project.
Design Development Phase
After the initial concept is approved, we refine the design. We start integrating technical considerations such as building systems, structural outlines, and materials. This is where the vision becomes more tangible through floor plans, elevations, and perspectives, helping you visualize your project’s future.
Contract Document Phase
This is one of the most important deliverables in architectural services. Here, we prepare complete construction drawings, technical specifications, and all documents required for securing permits and bids. These documents provide contractors with detailed instructions to bring your project to life—ensuring quality, compliance, and precision.
Bidding or Negotiation Phase
During this stage, we assist in reviewing contractor proposals to ensure they align with the scope, budget, and quality expectations. Our role as your architect is to guide you through the selection of the right builder to ensure project success.
Construction Phase Services
Beyond drawings, we help ensure that the construction adheres to the design intent through periodic site visits and coordination with the contractor. This oversight safeguards the quality of work and addresses technical issues as they arise.
Final Thoughts
As a freelance architect in Quezon City working with both residential and commercial clients, my role goes beyond aesthetics. Each project follows a structured process—guided by professionalism, collaboration, and clear communication. This is how KDA Design + Architecture transforms concepts into reality.
